Crack fill before sealer. Sealer before stripes. Do it out of order and you pay for it twice.

Sealcoating

Squeegee-applied coal-free sealer over a properly cleaned lot, with a second coat down the drive lanes where the tires actually turn.

Stall layout, arrows, fire lanes, accessible stalls and curb paint — measured to the site plan and snapped straight, not freehanded off the old faded lines.

Crack Routing & Filling

Squeegeed at the drive lanes where the wear is, sprayed only where spraying belongs.

Stalls, fire lanes and accessible spaces measured and snapped, so the lot lines up with the site plan you were approved on.

Patches are saw-cut and full depth. Cold mix shovelled into a hole is not a repair, it's a delay.

Deshawn Teale ran a squeegee crew for somebody else for eight years before starting Sealline in 2016. The first season was twenty-nine lots, every one of them sealed, patched or striped between ten at night and six in the morning.

That's still how most of our commercial work runs. A church, a strip centre or an apartment drive can't lose a day of parking, so we phase the lot, cone half of it, and hand it back open before the first car shows up. The photos here are shot from above at sunrise, right before the cones come off.
